Boulevard Exxon Station Gets Ok for Improvements

Zoning Board recently granted the gas station approval to move ahead with its improvement plans.

The Exxon gas station on the Boulevard is undergoing some improvements to modernize the facility.

Last Thursday the Zoning Board of Adjustment granted station owner Abe Rozman the approval to go ahead with the proposed changes which include the addition of a canopy over a new pumping station and a new modernized digital sign.

The board granted approval with several conditions incuding that all lighting at the station, incuding the new sign and an illuminated band which will surround the canopy, must be turned off by 10 p.m. when the station closes, according to a taped recording of the meeting Patch obtained from the borough.

Discussion included concerns about the look of the area as residents and Board members pointed out that the look and feel of the Boulevard is not to be compared with the look stations have on Route 17.

Conditions upon approval also included the installation of a fence on the Madison Avenue side of the property to create more of a buffer between the station and neighboring homes.

Although the driveways on the Boulevard and the Madison Avenue are not being altered in the plans, the Zoning Board put in the condition that "no left hand' turns signs be put up on the Boulevard exits.

The Zoning Board also put in the restriction that fuel deliveries only be done during hours of operation.
